This is the kind of place that everyone is looking for in these crazy times. The ranch is completely turnkey, with only a few personal belongings being retained by seller. Add privacy, natural beauty and a charming stone home with metal roof that overlooks the valley and you are all set! This beautiful 72+ acres sit on almost a thousand feet of river frontage and is located at the end of a dead-end road. The house is just the right size for weekend gatherings, with 3 bedrooms and 2 and a half baths. A woodburning stone fireplace is the focal point for the open kitchen and living area. The kitchen has a large island that doubles as a dining table. There is a large screened in porch off the kitchen. Another covered porch wraps around the front of the house with a breezeway connecting the house to the large garage. The master suite is located on the ground floor with two additional bedrooms and a large, covered deck on the second floor. The deck has a panoramic view of the Brazos River Valley! It is a common occurrence to see deer, turkey, bobcats, coyotes, hogs and an occasional sandhill crane coming to the two feeders or in the fields beyond the house.
The property has a solar powered water well that delivers plenty of water to a 4500 gallon holding tank. A full filtration system is in place, though owner said it is probably not necessary. There is a 22 kw backup generator, plumbed to a 500 gallon propane tank, available for those unexpected emergencies. The soil is very fertile. The 32 acre pasture in front of the home is planted with a mix of improved grasses for livestock or to attract deer and other wildlife. There are mesquites growing around the fields which also provide cover for wildlife. Access to the river is down a winding road flanked by huge moss-covered rocks. Beautiful live oak clusters are the main tree cover around the house, bluff line and river bottom. There is a scattering of elms, cedar, mesquite, blackjack and white oak on other parts of the property. There are five stock tanks, two of which are stocked.

AGENT COMMENTS
I sold this tract years ago to two brothers who split the property into two 72 acre tracts. They put in roads, cross fenced and made major improvements to this place. They each built a house where they could have privacy but still be close to family. As time went by families grew and children followed different paths. This is when plans changed and the beautiful ranch just wasn't used as much as it should be, so.... Now it's time for a different family to make their own memories.
When it comes to a turn-key ranch this one is hard to beat! The sellers took a lot of pride building the stone house and improving the land, along with the finish out. Proximity to the DFW area is another strong selling point. This is a property that you can go play on and be back in time to go to dinner in the city!
